Thank you for your letter-mail.

I attach the details of our Chavsar agricultural land of 10.5 acres

One and a half years ago we had got an opinion from a government registered
valuer, and the the value of land in the that area was between 50 to 60
lakhs an acre. Now the prices have risen in. this area which is now the
'hot spot' for the development of villas and farm houses, as Lonavala and
Khandala are very overcrowded. Several villas are dotting the landscape
around the Pavna lake area. Club Mahindra Holidays property is just 7 to 8
km from our land , and  Shilim Hilton SPA & Resort where you had a holiday
recently, is just 2 km away.

A big plus point is that our land is clear of any encumbrance and my wife
and I are the only owners.and titles are clear

Our expectation is 7crores for the total land, but of course is negotiable
for a genuine buyer,

If our land is sold through the exclusive efforts of Nirmit, then we will
give him a commission which will be payable on a calibrated basis depending
on  the price sold . For a net sales price of Rs 50 to 70 lakhs per acre
the commission payable will be 1 % of the net sales price; for a net sales
price of above 70 lakhs per acre and upto 100 lakhs per acre the commission
payable will be 1.5% , and above 100 lakhs per acre will be 2 %.

In the land business there are a lot of dubious and fly by night operators.
Therefore, as as measure of abundant caution, Nirmit should speak to
genuine and trusted investors / developers., who are his known clients.

I am sure Nirmit will collect a commission  from the buyer , also.

The commission will be paid after we have received the full amount of our
net sales price

As you have seen from one of the attachments, there is a strong move by
powerful ministers of the present Maharashtra government to waive the "NA"
requirement for the development of agricultural land. This is now expected
to be done very soon to cash in for the election funding from the Builders'
